Understanding Value Starts With Experience.
A home’s value is influenced by more than square footage and online estimates. Location, condition, comparable sales, market activity, and property-specific characteristics all play a role.
As a state-licensed residential appraiser, I provide professional valuation services throughout Northwest Ohio and Southeast Michigan.

When a Professional Valuation Matters
Sometimes you need more than an estimate. A professional appraisal can provide an independent, well-supported opinion of value for important financial and personal decisions.

Common reasons for an appraisal include:
- Estate and probate planning
- Divorce or property settlement
- Pre-listing decisions
- Private sales
- Tax or financial planning
- Removing private mortgage insurance
- Investment property decisions
- Property value disputes
- Personal planning
The Appraiser's Perspective
More Than an Online Estimate
Automated estimates can provide a quick reference. A professional appraisal goes deeper.
It requires identifying truly comparable properties, recognizing meaningful differences, analyzing market activity, and understanding how location, condition, quality, and other property characteristics influence value.
Years spent evaluating homes throughout Northwest Ohio have given me an in-depth understanding of our local housing markets and the factors that influence residential property value.
The goal isn't simply to provide a number. It's to provide a supported opinion of value.

Appraisal or Real Estate Market Analysis?
They’re not the same thing.
When I’m working as your real estate professional, I may provide market information to help determine how your home could be positioned for sale.
A formal appraisal is a separate professional service that provides an independent opinion of value for a specific intended use.
Not sure which one you need? Let's talk about your situation and determine the right next step.
